RENOVATIONS AND EXTENSIONS

The cost of homes has spiralled upwards for the last few years but it's not all good news for everyone. For those wanting more space the traditional solution has been to move, but the cost of this option has followed the same trend as house prices. Recent research indicates the gap between the values of different house types is getting larger, which means that taking the next step up the property ladder is more difficult. The average cost of moving can be anywhere between £6,000 - £10,000 including items such as Stamp Duty Land Tax (SDLT), surveyor's fees, estate agent's fees and solicitor's fees, followed by the difference in the properties' values.

On the subject of moving you can use location to get the house that you want although in most cases location will work against you getting the new property that you would like. For instance, to buy a larger house for the same price as your current one, you could look at an area that operates in a different local market. The price of your semi may be a similar price to a detached house in the new area, but bear in mind that there is always a reason this is so – perhaps poorer choice of schools, poorer facilities, etc. So it is important to investigate thoroughly before deciding that you have found a bargain. Similarly, you may find that to upgrade areas may mean a downgrade in house type.
