The result of this modern style of living is that families need, and look for, a good size kitchen in a property and is seen as a strong selling point. The kitchen is without doubt the most popular renovation/extension building project as the current trend for a ‘family kitchen’ with an informal eating area and perhaps an island unit, is replacing the use of the traditional dining room. BUILD OPTIONS FOR EXTENSIONSThe size and type of property that you have will of course limit the amount of renovating and extending that can be done. Detached properties have the greatest scope for extension work as the renovating can go in almost all directions and there is typically a large garden to call upon also. Homes at the lower end of the market are smaller and harder to extend, as are terraced, although these types of houses can be extended realistically in three ways – downwards, with a basement conversion, outwards with a rear extension and upwards with a loft conversion. LOFT CONVERSIONA popular choice of building renovation is the loft conversion, taking gloomy attic space and turning it into a master bedroom with en suite. The main obstacle to a loft conversion is a lack of ridge height for headroom but a free consultation would quickly determine this. Typical cost is around £25-30,000 BASEMENT CONVERSIONMany converters of cellar space use it for a kitchen breakfast area which would leave the vacated space for extending the main living accommodation. Typical cost is about £40-50,000 REAR EXTENSIONAn effective way to add bedroom space whilst extending the kitchen at the same time is to build a two storey rear extension. Typical cost: £40,000 SINGLE STORY SIDE EXTENSIONFor semi detached properties more options are available. These types of houses usually have a small kitchen situated on the back corner of the building which lends itself to building and extending outwards into the space located at the side alley or behind a garage. Another step would be to close off the inverted L shape extension by enlarging the size of the living room or by the addition of a conservatory. Typical cost: £30,000 TWO STOREY SIDE EXTENSIONBuilding on two storeys is more cost effective than to build on only one. The option to build more bedroom space either above the garage or as part of a new building extension is popular with home converters, which may include a garage and extended kitchen. Typical cost: £50,000 Fully detached properties have all these options open to them as a result of the extra space around the whole house. The addition of a significant conversion build, offering perhaps a couple of new bedrooms and bathrooms with increased kitchen space and garage area may cost around £100,000 depending on size.
